Arnel Management does not return security deposits | Predatory towing

Do yourself a favor and rent elsewhere. You will be full of anxiety at any Arnel Property.

Here's why. Predatory towing of tenants' cars. Cars are broken into repeatedly. See my photos where my passenger window was smashed.

Arnel would not give me their insurance underwriter for filing a claim. Catalytic converters stolen from cars. Strange people roam the property in the midnight hours. There is a false expectation of safety.

The gates allow in anyone. There's a fake video camera under the eave of the complex when turning right past the entrance gate. See my photo. It doesn't work.

The patrol is not there to protect tenant property or tenants. Instead, they are to collude with the very unethical towing company To and Mo to tow cars in the midnight hours when tenants are asleep.

Cheap materials in the apartments. I asked for my bathroom vanity sink to be repaired. No response.

Termites everywhere. See my photos. You have to pay for water, sewer, trash, electricity and gas. Arnel created the water billing company to make even more money off tenants.

Arnel unfairly keeps security deposits. They do not honor walk-throughs. I was told by the lead maintenance man not even to bother cleaning the apartment because I wouldn't get it back. I left the apartment clean and still haven't gotten it back.

Arnel settled with the California Attorney General for $1.5 million for unfairly keeping security deposits. I'm going to complain to the Attorney General to show they are back at it again.

My patio door was smashed in by someone apparently who wanted to rob my apartment. Thankfully, someone must have heard the smash and scared the intruder.

A tenant, Yu Fang Tan was shot in an attempted carjacking in the ungated portion of the common area of his apartment complex owned by Arnel. Instead of settling with Tan, Arnel fought him in court for his damages.

Unbelievable. Tan eventually prevailed. One thing you should know is that in court documents, the assailants said the apartment complex was "a good place to rob somebody" because there was no gate to impede their escape. The same could be said about the gates at Wimbledon Glen opening all the time.

Anyone could get through both gates. Look up Tan v. Arnel Management.

When I first looked at Wimbledon Glen, the property manager showed me where my garage was going to be --- FOR WHICH I PAID EXTRA. She pretended not to be able to open the garage.

I didn't know I would be SHARING my garage space with two other tenants on either side of me! Throughout the years, my neighbors who shared the garage had items stolen.

Julianne Argyros, if you're reading this review, you should know what is going on with your properties. Culture starts at the top. Your employees are not tenant or customer-centric.

Bring to code, update, and modernize the apartments. Look at the termite damage and cheap materials!

Casey P., the property manager, plays games. She will tell you one thing and then suddenly forget or lie. Arnel has more lawsuits against them than The Irvine Company.

DO NOT LIVE HERE.

DO NOT RENT FROM ARNEL.

Arnel's response to my review is nothing more than a template. If they read my email, it says they didn't honor a walk-through or give me back the cleaning deposit.

Clearly, it's a bot responding to my review.

Arnel Management and Julianne Argyros, you can pay me back my security deposit, repair the broken window, and illegal tow. That would be fair.

I have a restraining order against my roommate and the LEASING agent who wrote and signed my lease refuses to let me off the lease (illegal) and is playing dumb by directing me to apartment security..when I DONT EVEN LIVE IN THE APARTMENT I have a restraining order against the roommate. And the roommate had a long history with the law and the apartment complex didnt even bother doing a background check on him and when I stated this to him he once again played dumb saying well we dont drug test people like no shit,but apartments are supposed to run a background check. All they care about is getting money from you

To it may concern, I am writing to complain the manager of one of your property Pheasant Ridge I. I think it is unfair to charge me on the excuse of 30 days notice. My friend and I made it clear to the leasing office in mid June that I would rent a one-bedroom apartment in Pheasant Ridge during my vacation from June 28 to September 10. Since then I have been emailing back and forth with the assistant manager Felicia(Lisa) Williams to work on the deposit payment and future arrangement etc. before I arrive in the US. Finally Lisa emailed me the confirmation including the holding deposit agreement and move-in requirements on June 18 which have clearly stated that my lease term is from June 28 to September 10. So I understand that the management office well know of and agree with my lease term (6/28-9/10). I arrived in midnight of June 28. I went to the management office in the morning of June 29 to meet the manager Karissa to sign the lease contract. I signed everything Karissa showed to me based on my trust to that office because I was very pleased with the services provided before I arrived. Lisa was very patient, arrange everything and explain every question I asked. After signing everything, Karissa gave me three sheets of paper, which is contact information, move-in inspection and a rent prorate calculator showing $188.5 for 6/28-6/30 due on July 1. But the tricky thing is that she didn’t give me a copy of the lease contract. She mentioned about 30 days notice to vacate but she didn’t tell the consequences of not giving 30 days notice. Actually I let the office know of my departure date when I paid my deposit. Until September 1 I went into the management office to hand in the 10 days rent for September, Karissa questioned about the 30 days notice because I wrote email to Lisa on August 24 to inquire about the move-out procedure which is when I was confirmed to receive my children’s travel documents and until then I was 100% sure of the departure date of September 10. So I think an email confirmation sent to Lisa is sufficient because the management office already has a record of my planned stay term (6/28-9/10) which is clearly stated in the deposit agreement emailed to me on June 18. Karissa said she was not aware of my notice and asked me to forward that email to her. So I did. Lisa was on holiday and came back to office on September 3. I emailed with Lisa and asked what the consequence is for giving a notice shorter than 30 days. Then she told me that I would be charged for 30 days from the written notice regardless of my actual departure date. In the afternoon I went into the management office again and asked Karissa why not informing me about the consequence of a shorter-than-30days notice and even if the manager didn’t tell me details of the contract, why not provide a copy of lease contract, so I could read by myself. What tricky is that the management office actually have a record of my stay term (6/28-9/10). That I have informed the office more than 30 days ago. The lease contract allows notice 30 days or more! (Lines of bold letters on Page 1 of the contract) Karissa didn’t listen and tried to solved the problem. Instead, she pushed all the responsibility to me by simply saying why I didn’t ask for a copy of lease contract to read and why I didn’t take her words seriously. I wanted to ask your company whether it is your normal practice that you don’t provide a copy of lease contract to your customer, whether your employee have to talk like a dictator to your customers without giving reasons and what standards your company hold for customer service. You don’t inform customers of their interest but wait for them to fall into your trap? On September 3, Karissa finally made a copy for me. I came back to read through the lease contract and find that there are many details effecting customers’ interest which should have informed customers in advance, for example late charge and late notice issues. Even if your customer don’t know English cannot read, you should provide them a copy of lease contract if you want to be completely waived from any responsibilities. It is really unfair to charge me due to the manager’s defect in handling procedure. What’s more, your company have a deposit agreement clearly stated my lease term from 6/28-9/10 which is more than 30 days notice as required in the lease contract. In all, I don’t agree that your company charge me 30 days rent up to September 10 due to the manager’s negligent performance. Also because I have informed the office about my departure more than 30 days ahead. Thanks and regards, Resident of Apt 46

The manager of Pheasant Ridge is the worst ever seen on this planet!

The manager of Pheasant Ridge I is the worst person I have met during my travel in the US so far. Manager Karissa didn’t explain the lease contract to me nor give me a copy of lease contract, but in the end she charge me one more month rent plus late interest.

For God’s sake, how you image a foreign travel know all your local practice and rules? I am sure based on my experience she purposely set the short-term residents up by not giving them enough information and in the end blames all the fault on the residents. Her fault costs me more than $2000. She simply said “you should have known the result” and put all responsibilities onto resident.

She is the worst manager I ever seen during travel in so many counties. The biggest problem in her work is that she treats tourists and local people differently. She does treat the local people with due courtesy, but with foreigners NO... she is negligent and arrogant towards tourists.

That is fine, but her fault costs me more than $2000! No wonder so many residents curse that woman. Such manager is terrible. Arnel management is very blessed to have such employee if the company’s reputation is not going to *** If I am not a tourist and have to continue my travel plan, I would definitely initiate a law suit against that evil woman.

That place is not good with tourists and short-term residents.

I don’t know about the long-term, but I am sure I would not come back as customer never again!

Because the manager is evil. Stay away from evil!

Rude, worst experience with Arnel homes in 8 years of renting.

Homestead El Rancho Fullerton -7/25/19,(530am) no hot water since the night before, awoke to a clogged toilet before work (couldnt flush my feces), garbage disposal broke (about 3rd time in two months. Called my apt. manager, who promptly began having maintanence fix my issues. Long day (Law Enforcement career) I arrived at 5pm. Went to the bathroom, clogged fixed but no running water in my apt. Once again *** remained. Attempted to call my manager and per her VM contacted 714-481-**** "for after hours emergencies" I stated what apartment/location I was calling from. I was greeted, I explained that I had no running water. She responded with "Well did you pay your water bill." I did not find that funny at all. I explained this included my toilet and ability to go to the rest room and would she find that funny. Her response was defensive and that they were closed despite my explanation on intructions to call this number by my manager message. She then said shed give me the number if i stopped talking. Once again unprofessional, condensending, no sympathy whatsoever. I said ok give me the number. She hung up on me. Theres the core value of Arnel to its renters by the employees they hire. Of all my years here, this employee was the most unhappy, vile and frankly disgusting attitude considering her position and duties. She just wanted to go home. However I was home but I might as well have been sleeping under my patio and using my tree planter as a toilet. My manager A+, Corporate customer service F.

Second hand smoking - second rate renter

Hello, I've lived in the Calespana apartments located in Westminster CA for about 4 years now. My work is hectic so I don't have much time to myself. I expect to come home and relax after long hours at the office. It was okay for about 4 years. The downstairs tenant was an elderly lady and she kept to herself with little to no commotion; that is until she moved out and another tenant moved in. No sooner did they move in, and the constant smoking began (mind you, there are chain smokers). It was 24/7 of constant smoking going on in the patio. The smoke traveled up to my apartment into the kitchen, living room and bathroom. there is no escaping the smell. I called the office manager (Kathy) to complain and the first thing out of her mouth was, "I can't tell them to stop because they moved in." When I insisted and let her know that the lease states that there is no smoking in and around the apartments, including balconies, patios and apartment, she told me that she'd get back to me. Well that was 5 month ago and to this date, I haven't heard back from her. I have emailed ARNEL management company with documentation, but it the smoking hasn't stopped. I called HOA and they've told me that I am in my legal grounds to file a small claims for the amount of $2,000. I'm wondering if anyone on here has taken this company to small claims court. If so, does anyone have any suggestions.

I have two neighbors who smoke and they were only reminded of the leasing agreement. My downstairs neighbor also recently assaulted me by throwing her cigarette at me and burning my jacket.

She has been taunting my family and writing my dog's name on the tree. It's awful and a hostile living situation.

The worst apartment I’ve ever lived in

I moved in to the casa Madrid community a few month back and I knew this was the worst decision I could ever make after signing the lease. First off I was scammed !!!! The first price that I was given with the discount off was totally different from what was stated on the lease. Their response to it was that you already signed the lease. I just want to be clear that this is the first complaint I have ever made online and I have no reason to lie. Secondly, I have made about 12 request for repairs and terminator since I’ve been here for the past few month. I kid you not! The last issue was the request for pest control that was ignored for a whole month. I read about this place online and this has been the worst mistake from the beginning and it continues to be. They did not give me a working key to get through the gate of the community. They did not show me around the community. Staff is careless and unprofessional. Repairs are never done well.

Be aware! Had i known this place was like this i would have moved somewhere else. The negligence of the staff and management is disgusting! THIS PLACE GETS WORSE AND WORSE! Moving here has been a disaster from putting down a deposit! They top ever disaster with a all new low with everything they do! First the leasing guy Edward takes it upon hisself to give out my debit card number to a renters insurance agency and tells them to charge me for the YEAR! I never gave them permission to give my card to any one! So alstate charges my card for 157 dollars. You'd think you'd hear from the so called manager Nope! The manager doesnt mention it as if it never happened. So i had to have my bank reverse it because they didn't. It gets better! Moving in was a catastrophic! They didnt clean the apartment! Cobwebs, dirt, grim, dishwasher was extremely filthy, the didnt even clean the cabinets. You can feel the stuck on *** on the cabinets! Cracked blinds, f'ed up paint! All they do is take a paint brush and go over wholes and damages! These scholars dont even let the paint dry before closing the door so image trying to open it! So i moved in an apartment that was not move in ready and ppl in and out cleaning and doing a tone of *** they should have done before i moved in! All they care about is getting ppl in! They are comparable to slum lords. Heres the cake topper! If i wasnt standing on my patio the next morning after moving in, my car would have been towed! Yes! Two different leasing agents told me a certain spot was my parking spot! Nope so someone called the tow truck! And he had hooked my car by the time i saw him! I cannot believe i have to live here for a year!!!!!!!!!! Shoot me now pls!!! See the pictures of how they turned the apartment over to me!

During the major storms in Jan-Feb. 2017 tress crashed & destroyed multiple units in both Alicia Villiage and Alicia Plaza apartments located at 25211 and 25212 Stockport, Laguna hills, CA. 92653 sending many to the hospital, destroying tenants properties, causing many to have health & breathing problems due to hazardous materials in cielings, walls & flooring that Arnel refused to make repairs of. If a tenant asked to have repairs made it was refused and if they held back rent Arnel management retaliated with fast evictions or threats thereof.

This management company is so unethical and their staff is unbelievable. They told me when I moved into the Hampton Pointe Apartments in Anaheim that the carpet was new as the tenants before me lived there 5 years. On my walk through I noticed the carpet was not new and shortly thereafter the stains started reappearing. When I called the manager they told me they would do a courtesy stain removal and carpet cleaning. By this time, I was already ready to give my notice due to management not replying to work orders submitted through their portal and the horrible conditions at this place. The management company didn't know anything. They went so far as to tell me that anyone that parked on their property had to have auto insurance. This was a lie and no where in the rental agreement or the tow company agreement was there any such language. It was just harrassment and cost me hundreds of dollars. When I received my deposit back they charged me for the carpet stains and cleaning and when I spoke to them they said they would give me only half back. I refused. And then to make matters worse I had a horrible roommate that requested a duplicate check without my permission or signature and they honored his request and refuse to take responsibilty. I am suing them and I would never ever rent from Arnel Management in the future.

Unethical manager at the Pheasant Ridge Apartments in Rowlan

I have lived here for 2 years and then those two years it's been god-awful manager is always saying anything he's going to complete it work order doesn't follow through my husband has a company work been commercial van has three permits since we've been here and all of us and they're telling him he can't park it here that its never been approved he's once almost had it towed now we have cockroaches that we can get rid of our mailbox have been broken into and I can't even get a key to my mailbox the carpet in my hallway is missing its been 3 weeks I go and ask about it and nobody said anything I've had it to my limit so I kind of had a little bit of frustration spill with one of the managers not yelling I was respectful told her that I wasn't taking it out at personally on her I get a call from you hang telling me that I was yelling at her in the office which was not true at all I expressed to her that I was not yelling at her personally I was frustrated with them not completing the work orders and what I asked of them this is a most ridiculous place to live in this is Pheasant Ridge Apartments in Rowland Heights California

Garage door remote broken; Many thanks to Nicole, Pedro and Arturo for resolving the issue

My garage door remote was giving me some problems. The door would not open.

Nicole asked me to bring my remote to the office in order to replace the battery. The next day, Pedro came to my garage unit, confirmed the battery was weak, but it was working; however he also could not resolve the problem. Arturo had the day off, but he came to the garage unit to help. Between the two of them, the issue was resolved.

Appeared something was actually wrong with the remote. I'd like to thank all three of these kind people in attending to my problem and solving it quickly. One knows how annoying it can be to have these kinds of problems. Nicole is always so thoughtful and helps to solve any issues I have ever had.

The maintenance team are hard working. Their attention to detail and even going out of their way to help is always refreshing. Many kudos to Nicole, Pedro and Arturo!

Evil leasing office personel

The female managers working there are rude and unwilling to help. You will find different versions of corporate policy from different person. And they do not listen to your concern. She just interrupted you very rude. When you report something needs to fix, you will be ignored and no one come to fix it. when you talk to the female manager, she is patience, and treat you like you are nothing. This is the worst experience i have ever had with a leasing office employee. They are rude, no respect to others. I definitely will tell all my friends do not move in this apartment.

This is true, I've had the same issue with Kathy - property manager at the Calespana apartment in Westminster. She will get irritated at you if you call with a complaint. Are there any executives at ARNEL willing to step in and take care of these people?

Had the same experience with the Calespana office on Magnolia in Westminster ca.I have a tenant that smokes below my apartment and the office won't do anything about it. The rental agreement plainly says that the resident patio is none smoking area.
